Five hidden causes of water damage, and how to prevent them

Most water damage we are called to repair did not start the day the stain appeared on the ceiling. It started months or years earlier, at a detail nobody could see. After 225+ buildings and 2,000+ villas across Dubai, Sharjah and Ajman, these are the five causes we find again and again.

1. Failed detailing at pipes, drains and upstands

A membrane is only as good as its terminations. Laps, pipe penetrations, rainwater outlets and parapet upstands are where almost every leak begins. This is why our applicators dress every penetration and finish terminations with backing rod and PU sealant — and why we flood-test before handover.

2. Ponding water on flat roofs

Water that cannot reach the outlet sits on the membrane, cooking under the UAE sun by day and stressing the laps by night. The fix is built into the structure: screed laid to proper falls (we cast to around 90 mm average thickness on combo roofs) so water is driven to the outlets — not into the slab.

3. UV degradation of unprotected membranes

An exposed bituminous membrane without a protective coat loses flexibility year by year until it cracks. A reflective acrylic top coat both shields the membrane from UV and cuts rooftop temperatures — extending system life and lowering cooling bills at the same time.

4. Groundwater and salts attacking the substructure

In coastal and high-water-table areas, foundations fight aggressive ground salts every day. Pile heads, raft edges and retaining walls need to be fully wrapped with membrane and protection board before casting and backfilling — retrofitting substructure waterproofing later costs many times more.

5. Wet areas tiled before testing

Bathrooms and kitchens are the most common villa leak we see. The cause is nearly always the same: tiling was done over an untested tanking layer. Our rule is simple — every wet area is sealed, detailed around drains, and flood-tested before a single tile goes down.
