What the UAE climate does to a roof
Daily thermal cycling expands and contracts every lap and joint on the roof. UV radiation embrittles exposed membranes. Dust blocks outlets, so the first rain of the season ponds instead of draining. None of this is visible from inside the building — until the ceiling stains appear, by which point the water has been travelling through the slab for weeks.
The maintenance most roofs never get
A sensible regime is not complicated:
- Twice a year: clear rainwater outlets and gravel guards, especially before winter.
- Annually: walk the roof and inspect terminations, upstands, and sealant joints; re-seal any joint showing separation.
- Every few years: renew the protective top coat — a reflective acrylic coat restores UV protection and drops rooftop temperatures.
- After any trade works on the roof: inspect for mechanical damage. New AC units and satellite installers are a leading cause of punctured membranes.
Why skipping it is a false economy
A blocked outlet costs nothing to clear. The ponding it causes can destroy a membrane in two summers. A hairline joint failure costs a tube of sealant this year — and a room-by-room renovation after two winters of hidden ingress.
