Waterproofing suffers from more myths than almost any other construction trade — and in the UAE climate, believing them gets expensive. Here is what 65+ contracting partners have learned from working with us.

Myth 1: “New buildings don’t need waterproofing attention”

Concrete cracks as it cures and settles — that is normal. What matters is whether the waterproofing system bridging those cracks was applied correctly in the first place. A consultant-cleared submittal and a trained applicator matter more than the age of the building.

Myth 2: “A coat of paint will seal the roof”

Decorative paint is not a waterproofing system. A real roof build-up is engineered in layers — on a typical combo roof we install sprayed PU foam insulation (30–38 mm at 40–45 kg/m³), a rubberised protective coating, geotextile separation, screed laid to slope, reinforcement at junctions, and a flexible acrylic top coat, finished with proper sealant joints. Each layer has a job; skipping layers is how roofs fail.

Myth 3: “All membranes are the same”

Torch-applied, self-adhesive and liquid membranes each have their place — and manufacturers make them in different grades. We are approved applicators of Royal Industries L.L.C bituminous systems (Neoflex membranes, Neoprime primers, Neocoat RBE) and of the Prime Seal PRIME FOAM PU spray system, because a warranty is only as good as the material and the workmanship behind it.

Myth 4: “Insulation is a luxury”

In a country where air conditioning dominates every electricity bill, roof insulation typically pays for itself. Sprayed PU foam gives seamless insulation and secondary waterproofing in one pass — on one industrial programme at Jebel Ali we covered 10,000 m² on a single contract, on schedule.

Myth 5: “A leak repair is just patching the wet spot”

Water travels. The stain in the bedroom can start at a parapet ten metres away. Proper repair starts with diagnosis — moisture mapping and leak-source identification — then fixes the entry point, not the symptom. That is why our repairs come with a written warranty.

The bottom line
